Purpose

Shelforce is a multi-award-winning internal service within Birmingham City Council which manufactures Windows and Fire Doors, primarily for use within the City’s Social Housing Stock, which delivers a notable operating profit.

The operation is based in leased premises at Erdington Industrial Park.  Approval is sought to enter into a new five-year lease from March 2024 which will provide the service stability to deliver existing contractual commitments and further grow.  The increased rental has already been considered in the service area’s Business Plan and will covered by increased sales

 

    The nenewal of the lease will deliver the following benefits / outcomes

  • Continued profit / contribution to the General Fund at 10% of sales revenue in.
  • Continued Fire door production keeping residents safe.
  • Continued Window manufacture of energy efficient and enhanced security product.
  • Continued employment of the multi-Award-winning disabled work force.

Decision Outcome

On 18 December 2024, Cabinet Committee – Property:-

  1. Authorised the Assistant Director of Corporate Landlord to enter into a new lease of Units 21/22 Erdington Industrial Park on behalf of Shelforce on the terms as set out in Exempt Appendix B to the report;

     

  2. Authorised the City Solicitor to prepare, execute, and complete all relevant legal documentation to give effect to the above decision.
